Immersive

Building Worlds From the Ground Up.

The development and investment division of Immersive Holdings Group. IVG handles real estate, capital, and the physical infrastructure of every destination IHG brings to market.

The capital and infrastructure layer of the ecosystem.

IVG is responsible for the physical and financial reality of every IHG destination. Selecting the site. Closing the land. Structuring the capital stack. Building the resort. IVG is where the IHG vision turns into entitlements, foundations, and ribbon cuttings.

Because IVG sits inside the same corporate structure as the IP owner (IC), the technology provider (ITG), and the operator (IEG), its development decisions are made with full ecosystem awareness from day one. The pad locations know where the show control rooms go. The capital stack reflects the technology spend. The phasing plan respects the operating model.

The development partner profile.

IVG partners with a small number of developers per region. The qualification framework below is what we look for in a first conversation. Detailed terms are discussed under NDA.

Criterion
Financial Capacity
Demonstrated ability to commit equity and secure debt at the scale required for multi-acre, multi-hundred-room destinations. Specific minimums discussed under NDA.
Criterion
Development Experience
Track record on hospitality, themed entertainment, mixed-use, or resort-scale projects. Prior immersive entertainment experience is welcome but not required.
Criterion
Site Requirements
Available acreage appropriate to the property concept, regional market dynamics, infrastructure access, and a regulatory environment compatible with destination resort operations.
Criterion
Operational Commitment
Willingness to operate the property under the IHG ecosystem — with IEG providing operations, ITG providing technology, and IC providing licensed IP — under the long-term standards of the brand.

Investing with a fully integrated operator.

The economic case for a developer or capital partner in an IHG destination is shaped by what IHG brings to the table that the rest of the industry can't: in-house technology, in-house operations, in-house IP, and the operational standards of a vertically integrated parent.

Technology line items are predictable. Operating standards are pre-existing. The licensing structure for the IP is established. The capital stack you underwrite against has fewer moving parts and fewer external counterparties.

Counterparties in a Typical IHG Project
CAPITAL IVG + Developer + Lender
IP IC (under license)
TECH ITG (in-house platform)
BUILD IVG + GC + themed contractor
OPS IEG (management agreement)
Compared to a traditional themed entertainment project — which can carry 10+ external specialty counterparties — IHG consolidates execution risk dramatically.
